Write a Letter to Support HFAC
For those who wish to support more affordable housing opportunities in Calvert County by writing our county officials, we offer the following points for you to consider as you compose your opinions and communications.
Almost all new housing units being built in the county are not affordable.
Calvert County has a growing need for housing that is affordable for: entry-level workers, young adults and married couples just starting their working life, separated couples, the elderly, the disadvantaged, and singles with children.
(I, we) support the county's efforts in the past to promote housing that is more affordable, such as Calvert Pines, Yardley Hills, the Silverwood ( Add any other you may know)
(I, we) hope you will approve a zoning ordinance that makes it possible for more such developments in the future because the need is now growing.
(I, we) support the construction of new housing units next to or as part of existing homes in most zoning categories. (Some terms used for these units are accessory housing, granny flats, in-law apartments, and conversion units.)
(I, we) support the development of housing units above commercial and office spaces in Town Centers. Such units add to the security of the building and add life to streets and commercial areas of towns that are often empty after working hours.
(I, we) hope you will support our new Inclusionary Zoning Ordinance--a requirement for new developments to include different types of affordable housing for a certain number of market-priced housing units.
The following are other points not specifically directed to the new zoning rewrite or the hearings coming up, but are appropriate in letters supporting affordable housing efforts in Calvert County:
(I, we) believe you can simplify the application requirements for the county's Affordable Housing Loan funds and decide on the application requirements in the next 6 months.
(I, we) believe a percentage of the impact fees (which are currently $12,500 or more) that are collected from the construction of each new housing unit should be dedicated to affordable housing initiatives that the county decides to fund. Impact fees also should not be collected for any new affordable housing units or accessory housing units.
(I, we) feel the county needs a central point of contact that can tell those in need what affordable housing units may be available for rent, lease or sale.
